iQ Student Accommodation.

Scaling and accelerating pricing decision-making with an intelligent optimisation engine.

iQ Student Accommodation operates over 70 locations across the UK with 3000 different rooms to price and over 27,000 bookings last year.

Pricing is a key driver in the revenue management process. Over the course of a leasing cycle, room prices and other costs need to be adjusted to balance margin and maximal occupancy. An intelligent dynamic pricing strategy was required to achieve this at scale.

We designed an end-to-end solution that proposed price adjustment actions, enabling immediate validation and value generation. We used a non-parametric algorithm for the optimiser that could feasibly tackle the large amount of calculations on a weekly basis, additionally applying a new approach to forecasting unconstrained demand that would minimise the impact of capacity challenges. The solution was designed for rapid adoption into existing processes to ensure value delivery.
